The proposed 'site' in the ad apears to be from the road at Wolgan Gap. Sub-editor licence I guess.

The project, and it conditions of approval, are here: http://www.planning.nsw.gov.au/asp/05_0079.asp

or:
http://www.planning.nsw.gov.au/asp/pdf/05_0079_concept_plan_approval.pdf

or the PER here:

Macc - did you write in and comment to DoP ? I guess if so then you can look at the answers to the issues you raised will be found here: http://www.planning.nsw.gov.au/asp/pdf/05_0079_response_to_submissions_part_1.pdf

Given the staff size I'd say traffic will be the biggest issue and I haven't read far enought to know how the development will assess the roads upkeep issue - Lithgow Council sure aint flush with dough to provide quality AC tht far out. The road down into the valley is on the same alignment and prolly width that it was at the start of the 1900's. The skeleton for that is there but we'll see how it goes. Certainly if Council gets the road paved by Emirates then that would be a major sediment improvement to the valley in one go. The road is pretty average, and any runoff is really straight into the river. - oh - DOTARS have chipped in and Council and Emirates 'discussing' share of rest of road upgrade.

From the approvals it's on a FRICKEN big lot and behind Donkey Mtn and Mt Wolgan (east of them), from Wolgan Rd. I guess from mebbe the Sahara area you might look down on it ? Can't remember the layout...

Still, you find out some funny stuff by reading the documents. Carne Creek (and therefore the Wolgan) is fed by longwall mining release water.

Chopper flights - four per week (dunno if that's total, or four in-four out).

Like, f---, I hat to be some weird defender on this site of development generally but midless morinism needs to be discounted wherever possible. If you don't want to pay a grand a night.... don't go !

Overall I'd hazard it will be a lot more scrutinezed environmentally than a 100 year old grazing property.
